Sonoran Vistas Home & Property, L.L.C.

Sonoran Vistas Home & Property, L.L.C. (“Sonoran Vistas,” “we,” “us,” or “our”) provides home and property watch services consisting of visual observation, documentation, and reporting. By submitting a service request, you (“Client”) agree to the following terms:

1. Scope of Services

Sonoran Vistas provides non-intrusive property observations only. Services may include visual inspections of accessible areas, photo documentation, and written reports of observable conditions.

We do not provide repairs, construction, maintenance, security, alarm monitoring, or law enforcement services.

We do not guarantee prevention of damage, loss, vandalism, trespass, or criminal activity.

Services are limited to conditions observable at the time of the visit.

2. No Security or Emergency Services

Sonoran Vistas is not a security company, guard service, or emergency responder.

We do not provide 24/7 monitoring.

We do not assume responsibility for responding to emergencies.

If urgent conditions are observed, we may notify the Client or designated contact, but response actions are at the Client’s discretion.

3. Access Authorization

By submitting a request, Client affirms that:

They are the property owner or have legal authority to grant access.

Sonoran Vistas is authorized to access the property only as required to perform the requested services.

Access instructions provided are accurate and current.

4. Limitations of Liability

To the fullest extent permitted by Arizona law:

Sonoran Vistas shall not be liable for losses, damages, or conditions not directly caused by gross negligence or willful misconduct.

Sonoran Vistas is not responsible for latent defects, hidden conditions, acts of third parties, weather events, utilities, or infrastructure failures.

5. Independent Contractors

Sonoran Vistas may use employees or independent contractors to perform services. All services are performed under the direction of Sonoran Vistas.

6. Photos, Reports, and Records

Reports and photos are provided for informational purposes only.

Client acknowledges that reports reflect conditions at the time of observation only.

Sonoran Vistas retains records in accordance with internal retention policies and applicable law.

7. Payment & Scheduling

Services must be prepaid unless otherwise agreed in writing.

Missed visits due to inaccurate access instructions or unsafe conditions may still be billable.

8. Governing Law

These Terms are governed by the laws of the State of Arizona. Venue shall lie in Arizona.

9. Acceptance

Submission of a request constitutes acceptance of these Terms of Service.
